I tried to contact you because I sold the house, and the inspector that came to the house found a couple of things that have to be fix, drywall repair in the kitchen wall and ceiling, crack in the patio ceiling, little cracks in stucco, the dwv pipe was 6 inches short on the roof. We had to paint the ceiling closed to the bathroom. and get one year treatment termite control, so I called and they never answer and I had to pay for everything. Its suppose to have warranty on the house, its a Brand new house and I don't like the idea to pay this money in my brad new house. For the termite control pay. $395.00 fix the pipe in the roof. $150.00 Drywall repair stucco patio $600.00 Right here I explain everything i needed to do to sell my house Other think kb home warranty answer my call and didnt fix anything, only said we contact you later, and never happened.

My goal is to make anyone and everyone aware moving forward to think twice or not at all when walking away from KB homes. Theyre the worst builder and I have detailed examples to show just why. I will continue to find every and any forum to save YOU from making a horrible decision by choosing KB homes. Look at the history of the company ( Kauffman Brothers aka now KB ) from getting sued for making homes out of pre manufactured! This should tell you a lot about the KB homes of today. materials Horrible ongoing customer service, incident management, quality of KB personal and cheap workarounds exposed! I wanted to share a horror story regarding my first home purchase in Elk Grove, Ca @ Monterey Villages ( KB Development ). Your first home experience is supposed to be a good one correct? You would think that a builder as large KB homes would have there act together or at least there management team correct? Unfortunately, it is the complete opposite! KB homes has proven to be a horrible decision that I wish I could take back. Where did KB mess up ? Where did they NOT mess up? From picking out my granite and upgrades at there KB design studio there processes are dysfunctional. We paid for an upgrade on our granite and never were we contacted as we were promised by during the purchasing process. Do NOT let them do this to you! They ( KB sales and Reps ) will make you feel like youre in total control and involved with your home purchase. That is a LIE! We paid for upgrades we never had installed while building the home for starters. We brought this up to the Sacramento KB reps and management team and they played the finger pointing game with there KB design studios. Okay...I wish this was the most of our issues! This was a red flag. This email is intended as a reflection over the last 10 months and a IMMEDIATE Call to ACTION: My wife and I are Exhausted of Norman who is unfortunately our ( KB rep ) throwing in our face that our home warranty is about to expire! is this customer service? In any industry this is a one way ticket out the door. Do not throw a warranty in our face to get out of doing your JOB!!!! Is this a tactic within KB's culture? to allow for your Reps to constantly fail its home owners? The KB reps that have showed up to our home have no idea what customer service is and how to listen to the customer and pay attention to details we are pointing out physically and in writing. Apparently we have not been in luck with the cards we have been dealt from KBreps and their local managers. How have we failed? please read further; Issue #1 - Not checking if the homeowner has back up replacement supplies and sending a contractor to our home to address the flooring issues. Wasting our time and inconveniencing us. Issue #2 - We have had issues with poor dry wall caving in our bedrooms. Upon further investigation with the Knighthawk Contractor we also pointed out two additional areas that need further investigation. The contractor followed up separately with Norman as he promised because he knows the lack of follow up from KB. My wife also pointed out these issues when Norman was present. Norman promised as he always does to have someone come and take a look and ensure the caving drywall is up to code or not and measure the ceilings to see if its up to standard or not. This issue is still ongoing and has not been resolved for over a month now! While our warranty is expiring day by day. That is not fair!!! There is ZERO effort to follow up with my Wife. My wife has to follow up with Norman and do his job. We had to re-remind Norman causing a lot of frustration! We have been reminding and waiting on Norman to call the contractor to assist. Over a month we still have this issue and it won't magically just fall off the laundry list of issues. It is getting very old having to do KB's job. Hold on it gets worse!!! Issue #3- Norman/KB sending material to our home when nobody is home ??? Parts for fixing issues and no heads up! What if we were not home and the part was stolen? This would cause more delays. Issue #4-Contractors were showing up to our home without us knowing or without them being scheduled for the day. Contractor were showing up back to back and they didnt know what they were here for specifically. My wife had to ask them what they were here for and what exactly Norman told them. There were a lot of unprofessional individuals in and out of our house without a KB representative and the contractors barely knew English at times. My wife would have to take time off and do KBs job and show every contractor the issue and trust that they were sent by KB. This is very unprofessional and during COVID we have had to quarantine ourselves for weeks every time a contractor came and did a job because we have elderly parents. One guy showed up without a mask and then left and came back with one. Monday ( the guy for closet came and we had no heads up-the guy with no mask first and then left and came back with one on) Tuesday- Garage person showed up and Dry Wall Guy. Norman had no idea what day who is coming and between what times ??? Issue #5-when flooring contractor came why was the material not ordered before the floor guy came? When the contractor put Norman on speaker to get help to move the fridge, Norman said is the home owner not home to move it ?? The floor guy looked at my Wife and said it is not possible . Why are you guys making my wife pull out a big fridge? Where are your KB representatives? Issue #6-Outside sprinklers do not work in the front yard. Irrigation system was never turned on at this Lot 209. Dead tree in front yard was replaced but irrigation system was never working and the sprinklers are still not going to the plants properly. The dead plants were promised it would be replaced and none have been replaced in 3 weeks. We have rescheduled our pest control appointments 3 times now because they advised if any plants were moved from the front it would defeat the purpose of spraying and servicing our home. We still have no date on when this will be taken care of. We have Norman 3 weeks and his excuse is that the landscapers are not responsive. Issue #7-my wife pointed out a squeaking noise in the hallways upstairs from our floor and Norman came with the Nighthawk contractor wearing booties (made out of plastic) walking back and forth and all you can hear is plastic rubbing loud. They both said they dont hear anything except for a click of a wood or something. My wife told Norman on 8/25 again about the concern and asked Norman not to wear his booties so he can hear the squeaking noise. My wife walked back and forth and it made the noise and Norman pushed back saying No, thats normal and then when I walked out of my office and listened to what they were doing and heard the noise, thats when Norman said okay we will schedule the flooring people and he made my wife walk on it and we all heard it. I dont understand why Norman is pushing back when my wife is pointing things out? Is it because she is a woman? My wife has gotten a lot of pushback from your reps until she asked you guys to bring a third party, and every time a contractor came they confirmed the issue. This is not fair! This has caused my wife a lot of stress. She hates living here because of all the issues with KB. Issue #8-Her vehicle was damaged along with her sisters vehicle. Invoices were sent to KB for the damages done to both vehicles, due to the garage being off code by almost 5 inches and messing up the front of both cars. Then KB comes back with a settlement to shut my wife up from taking all the neglect and issues to a third party whether its legal counsel or social media or anyone? Is this how you guys treat KB homeowners? The Settlement letter was supposedly sent the first time and we never received it. And then when it was sent again and giving us only 2-3 days to review it and respond back? Your settlement was to pay for the damages you guys caused on both vehicles and to silence my wife? Your talking about an approximate $5000 settlement compared to a house of approximate $400,000?! The car damages were caused by KB and KB is responsible for paying the damages without any kind of document for settlement on the entire house.KB has failed my wife and I and we still have non stop issues at this home. Issue #9-during Covid we received a letter from KB corporate about extending warranties due to Covid. My wife brought this up to Norman and NorthbayClaims department and Norman never commented on her request. It was brought up again in person on 8/25 and Norman kept quiet. But he has the audacity to bring up the house warranty expiration date every time he comes and visits the house with all the issues we point out?!?! Something is definitely wrong here. Issue #10-when we pointed out the landscaping issues, Norman stated he doesnt know who our HOA is at Monterey Village and he needs to figure things out. This is not accurate, my wife sent Norman the Monterey Village representatives contact info 2 months ago to include phone numbers and email. And said he is still trying to catch up since he is taking over for Rob. My wife should not be providing Norman the HOAs contact info. Again my wife is doing everyones job! Again , KB is dragging their feet and neglecting our home warranty, our sanity, and time and overall living situation. This tactic of dragging your feet until our home warranty is over is illegal and it is negligence to home owners. We have taken time off of work to ensure that we are home and we have lost money and this is now becoming a full time job having to manage Norman and your worthless contractors who cannot seem to fix issues rather than blame it on lighting of the day as mentioned in the hallway ceiling and the master bathroom or we were told its an OPTICAL ILLUSION. My wife purchased a home based off the model she toured and for you guys to come back and say its not a structure issue; its cosmetic; therefore we are basically doing you a favor-is *** This is not acceptable and my wife keeps hearing it from your representatives over and over again like you guys are doing ya a favor! Why does this continue to happen. Just because you let Rob go and hired a new face doesnt mean a damn thing because you dont stand by your promises! Your processes are dysfunctional and your excuses are beyond UNACCEPTABLE. I have never seen a representative come in and check all the work that the contractors completed. There is no quality assurance. Do we have to tell you that a checklist is appropriate to make sure everything is properly set up from irrigation to plumbing to our drywall coming down. We don't need a representative coming into our home and talking over us all the time. My wife has anxiety attacks from all the stress you guys are causing her. She does not feel comfortable with speaking with anyone anymore. I am asking for another KB rep to manage our issues moving forward. All we have been getting is apologies and empty promises. We dont want to hear another thing about our home warranty running out from anyone! My wife and I have done the math and the amount of time between issues is a major red flag. Norman and KB is dragging there feet so that they dont have to address new issues and simply the warranty and extended warranty is going to run out. That is the perception from a legal stand point as well as a common sense looking at the timeline of issues we have brought to KB and the unrealistic return times with solutions that have been provided shows that KB is trying to buy time. Again, the laundry list of issues we have had in this home is unbarriable. The damage to my health and my wives from the stress KB has caused cannot be brushed off. It is very clear if you have read this far into my email that my wife and I have no person to trust with our issues and neglecnce from KBs upper management and Normans direct report has failed us. No home is perfect, however when you dont have someone to trust to make it right you will feel like nobody is on your side and the biggest mistake was to go with KB homes. Please stop sending us customer service emails. Someone needs to take a leadership standpoint from KBs upper management. We have been FAILED by localKB management thus far and almost a year into purchasing our home and MANY items are still NOT resolved. My wife and I are concerned that our issues will not be met by KB in a timely manner due to tactics explained. In reality Justin nor Norman have taken ANY leadership standpoint to partner with us. Again, to repeat myself since this is the KB culture! This issue is beyond local KB management. Can we please ask someone responsible to take us KB homeowner's serious and address serious and life impacting issues with our home which is also impacting our health, lives and personal property damaged by KB's many oversights. Senior leadership from KB needs to step up before this issue gets escalated AGAIN! User's recommendation: Never go with KB Homes ( Sacramento ) is a joke and senior KB management is allowing for this neglect! We have reached out asking for help and KB is dragging there feet and allowing for our 1 year home warranty to expire. I have photos which I will upload! The fact that NO KB management has reached out apologizing and fixing the issue is beyond me.

KB Homes baits you with advertisements/promises of newly dropped prices on a development, then after viewing a model you would like, are extremely pushy about selling you a house that fell out of escrow. Three lots were all that were left, but only 1 lot is available for the model you want and this is close to the end of the day. Came in first thing next morning and all of a sudden the 1 lot is gone and the sales associate again starts getting pushy about the one house that has fallen out of escrow. (After viewing the model again and commenting in the house about doubting that the lot was ever even available, we go back into the office and the sales associate brings out some paperwork with a check and says see this is for the lot that sold yesterday.) BEWARE, THIS TELLS ME THAT THIS KB HOMES ASSOCIATES WAS SPYING ON US AND LISTENING TO US WHILE IN A MODEL HOME!!! Then when the sales associate is asked about this house that fell out of escrow, that she so obviously really wants to sell, she says that there are a couple of upgrades that you have to take which infers to me that the house is already built so when she is asked about seeing the house, she says that it is just being framed and that they can't take off the upgrades because they have already been ordered!! So, a big company like KB Homes will lose money on two upgrades that came to maybe over $4,000. INTERESTING!!!!! On the way out we go into sales office and all of a sudden 4 lots have come open, and they will be available in 1 to 2 weeks, but she doesn't know the price for the lots yet. In order to secure the lot she needs a letter of preapproval, which is normally asked for after signing a contract. No contract was signed. After the preapproval letter was sent and I confirmed that the lot chosen out of the 4 lots that suddenly came open", her wording was changed to "new phase". Does KB homes up their prices when a new phase is opened, MOST LIKELY.

Shower cracked need replacement
I bought this house about a month ago. This crack came with the house . We have not yet used the shower, but we want to. However, we don want to create more damage from the crack. This KB home is only 2 years old.

Extreme cracking over dining room table area. Two story home with excessive ceiling cracking. Excessive Stucco damage throughout the exterior of home. Excessive concrete damage throughout exterior of home. Damage through interior flooring downstairs. Walls cracking throughout the home. I’m extremely disappointed with the overall structure as I maintain my home with pride. Kitchen island is extremely crooked since day one, seems as though the place is falling apart. I would have contacted sooner but have been battling cancer for a couple of years and trying to deal with that before anything else. Thank you

Employee rushed past me it me with her coffee as she arrived to work I’m assuming since the door says you don’t open until 2pm then stared and told me they don’t open until 2 which I’m aware I could read and why I was waiting then slammed the door to the office after entering. Unbelievable and extremely unprofessional my husband and I drove here from California to purchase a couple homes and didn’t mind waiting the 15 minutes until opening but after her extremely bizarre attitude I’ll happily invest elsewhere who knows how many clients she has chased away and we didn’t ask her anything nor ask to be spoken to just thought I would let you know I’m a business entrepreneur for almost 20 years employees are my biggest assets or deterrent and I personally wouldn’t recommend her in a customer service position and no bad day excuse or we look like *** bags we were in a brand new over 100k lifted truck we are in our early 30s but work hard and do well even if we were just condo buyers I would never in my life be disrespectful to anyone no matter who I am or they are we were blown away and are now signing at toll brothers we also do referrals and I heard you had a craftsman style so disappointed I didn’t even make it past sales if that’s her position.
